Big Bear Lake local ordinance 99.300 limits maximum occupancy to 12 people (8 adults max) & 4 cars. (Children, toddlers, and infants do count as a person.) Please do not book or arrive with more than the maximum or you could be fined from the city and evicted with no money back. While we are allowed 12 people - the beds typically can sleep 10: Bed total: 3 kings, 3 twins, 1 twin trundle. This gorgeous 2,300+ sq. ft. upscale Boulder Bay cabin has 2 levels, 4 bedrooms, and 4 full bathrooms. Waterview Cabin also has 2 fireplaces, 2 master suites, a sauna, double pane windows, & a hot tub. The gourmet kitchen is fully stocked, and our professional cleaning crew provides all bedding & linens. This million-dollar cabin is the perfect getaway for family, friends, & even pets! Amenities include free high-speed Wi-Fi, TVs with Netflix, & beautiful lake and mountain views of Big Bear. For your convenience, Waterview Cabin is located in the Boulder Bay neighborhood of Big Bear and close to many popular activities, including hiking, golfing, skiing, biking, boating, swimming, shopping, and more. Pets Welcome: Two Dog Maximum. ---------- Living Room (Lower Level): The downstairs open-concept living room has a wood-burning fireplace, large seating area with sectional sofa, rustic decor, soaring 9+ ft. ceiling, TV with Netflix a grand wall of windows that feature lake views. Kitchen (Lower Level): The downstairs open-concept and fully-stocked professional kitchen has gourmet amenities, custom granite countertops, a large island with breakfast bar seating, a Thermador oven, stainless steel appliances, custom hickory cabinets, toaster, Keurig coffee machine, dishwasher, and a 6 burner range. Mud Room & Laundry Area (Lower Level): The downstairs mudroom features a dedicated laundry area with a full-size washer and dryer. It is adjacent to the kitchen. Dining Room (Lower Level): The downstairs dining room is adjacent to the kitchen and has a big dining table with seating for 6 people. Loft Game Room (Upper Level): The upstairs game room is a loft with a pool table, seating area, TV with Netflix, bookshelf, ceiling fan, wood floor, and beautiful views of Big Bear from a grand wall of windows. Sauna (Upper Level): The upstairs sauna is in a room located in the hallway. It can fit 1-2 adult people. No children allowed. DECKS AND YARD * The lower deck has an outdoor dining table for 4 people, sitting areas, and Big Bear Lake breathtaking views. All 4 bedrooms have direct access to composite decks featuring glass railings. * The lot is ½ acre and offers many amenities. It is fully fenced for the safety of children and pets. It features a hot tub, propane gas BBQ grill, outdoor dining tables, benches, and a picturesque water feature with a waterfall. This spacious lot is also fantastic for snow play. BEDROOMS (4 Total)- A total of 3 King Beds and 4 Twin beds are available. See below for room descriptions: * Bedroom #1 (Lower Level): This downstairs bedroom has 1 king bed, wood floor, access to deck, and ceiling fan. It is adjacent to Bathroom #1. This bedroom is near the living room and kitchen. * Bedroom #2 (Upper Level): This upstairs bedroom has 1 king bed, TV with Netflix, wood floor, ceiling fan, fireplace, access to deck with lake views, and ensuite bathroom (Bathroom #2). This is the first of two Master Suites. * Bedroom #3 (Upper Level): This upstairs bedroom has 1 king bed, TV with Netflix, closet, ceiling fan, wood floor, access to deck, closet, and ensuite bathroom (Bathroom #3). This is the second of two Master Suites. This room also has a twin bed with a pull out trundle twin bed underneath, to sleep two more. * Bedroom #4 (Lower Level): This downstairs bedroom has 2 twin beds, a closet, access to deck, dedicated workspace with desk, and ensuite bathroom (Bathroom #4). BATHROOMS (4 Total) * Bathroom #1 (Lower Level): The downstairs first full bathroom has dual sinks and a shower with bathtub combination. It is near Bedroom #1. * Bathroom #2 (Upper Level): The upstairs second full bathroom has dual sinks, granite countertops, and a large luxury Jacuzzi bathtub with a shower nozzle. It is ensuite to Bedroom #2. * Bathroom #3 (Upper Level): The upstairs third full bathroom has a luxury slate walk-in shower with 8 body sprays. It is ensuite to Bedroom #3. * Bathroom #4 (Lower Level): The downstairs fourth full bathroom has a shower. It is ensuite to Bedroom #4. ---------- NEIGHBORHOOD: Big Bear is a 4 season vacation destination with activities for everyone! There are many different local tours, including airplane, flight, helicopter, off-road, & segway tours. RECREATION: Biking, bowling, camping, go-kart racing, gold mining, golfing, hiking, horseback riding, ice skating, skiing, snowboarding, snow play, snowshoeing, stargazing, ziplining, etc. LAKE & WATER ACTIVITIES: boating, canoeing, fishing, jet skiing, kayaking, paddle boarding, parasailing, sailing, swimming, waterskiing, wakeboarding, etc. CAMERA DISCLOSURE: There is ONE (1 )camera facing the driveway and front steps that is active 24/7 - it records sound and video for 30 seconds on motion activation. We also have a Minut decibel meter outside on the back deck. Minut is 100% privacy compliant- and cannot record conversations- it only reports noise levels so we have proof in case neighbors or Code Enforcement makes a complaint.,

House rules

The city of Big Bear Lake requires a rental agreement/ Good Neighbor Policy to be signed and ID uploaded to finalize your stay. After booking, You will receive an email from Rustic Retreats of Big Bear with a link for easy e-signature and ID upload. Our cabin is located in a nice and quiet family neighborhood therefore, we do limit renters to people who are 25+ years old. (families with children under 25 ARE allowed as well) Potential renters may be asked to verify their age by providing a copy of their driver’s license or another form of official identification in person, at check-in. QUIET HOURS: The official quiet hours for Big Bear Lake are 10 pm to 7 am. Please keep noise to a minimum outside after 10 pm. As of January 12, 2021 the city of Big Bear Lake has limited spa use from 7am to 10pm. If a noise complaint comes in and you are using the spa after 10pm Code Enforcement can fine you. Loud talking and music are not allowed at any time as per City of Big Bear Lake Code- If anyone can hear talking or music over the property line- you will be fined by the city at least $500. If the Code Enforcement Department is called on you due to disruptions, use of the hot tub after hours, loudness, music, too many people, too many cars, or ANY OTHER City of Big Bear Lake Code violations, you will be responsible for the fine issued to you as well as the fine issued to the owners (which could be at least $1000), you also may be asked to leave and no refund of remaining nights will be issued. Check in time is 4pm. Check-Out Time: From March to November is Check out is 11am From December thru February Check out is 10am Consider booking the day prior to your stay or after your stay if you wish for an early check-in or late check-out, as we are unable to accommodate these. If you stay past check-out without permission, the cleaners will charge me and, therefore, I must charge you $100. If you stay 30 min past check out, you will be charged for the entire next night stay as well (without being able to stay). If you check in early there is a very good chance the house may have not been cleaned or inspected properly. And if the cleaners see a car in the driveway they will drive away. So if you try to check in early without permission- you forfeit the right to a clean house and any compensation. SPA: Use of spa is at your own risk. You MUST follow these rules. We assume no responsibility for accidents, injury or any medical treatment you claim is caused by spa. You must keep the spa cover closed when not using it. CHECK SPA IMMEDIATELY UPON ARRIVAL- Spa could take at least 6 hours to heat up. We do try to keep it warm for you before arrival but can’t guarantee. No refunds for spas that take longer to warm up. Clean all snow and ice off spa cover before opening or you will be responsible for breakage You must take a bath or shower before using spa Please take bath or shower after using spa Don’t enter a hot tub when you have diarrhea. Don’t swallow hot tub water or even get it into your mouth. Shower or bathe with soap before and after using the hot tub. Do not put anything in hot tub including bubble bath Pets are not allowed in hot tub If hot tub smells, looks cloudy or green DO NOT use. Call us. Don’t let children less than 5 years of age use hot tubs. Don’t drink alcohol before entering the hot tub or during hot tub use. If pregnant, consult a physician before hot tub use, particularly in the first trimester Spa use as per order of Big Bear Lake as of January 12, 2021 is from 7am to 10pm PETS: Your pets are permitted in rental units only with prior approval. Pet owners are responsible for cleaning up any / all pet refuse and hair in and around cabin. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent Fleas and ticks are very rampant in this area and can cause harmful / fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for illness or injury that humans or pets may incur while on the premises. Pets may NOT be left outside alone at any time. There are many wild animals indigenous to the Big Bear area such as coyotes and bears. Therefore, we are adamant that you never leave a pet unattended outside. We also insist that you ALWAYS walk your dog on a leash. This is important for the protection of your pet. It is recommended that you be very vigilant when walking your dog. Coyotes are active both day and night in Big Bear and are very common. Coyotes often travel in packs and, although they rarely attack a dog on leash, it has happened. The best prevention is to stay vigilant, keep your dog nearby on a leash, and be aware of your surroundings. We are not responsible for any injuries to any of your pets caused by wild animals nor are we responsible for any pet allergies you may experience due to pets previously staying in home. As set forth above, please be aware that there are many other wild animals in Big Bear such as raccoons, lizards, and ground squirrels. Please be respectful of them and do your best to ensure your pet does not attack local wildlife. Two dogs maximum. AT CHECK-IN: This property is professionally cleaned on the morning of your stay. All linens are washed, beds are made, dishes put away, and the bathroom, kitchen, & spa are sanitized, etc. Upon check-in, please look around to make sure everything is to your satisfaction. Please also check to make sure nothing is dirty or broken including the spa and washing machine. If there is an issue, please report it to me within the first 2 hours of your check-in time with pictures so you are not responsible for anything such as broken items or dirty spa water. Again, please let us know within 2 hours of check-in- after that you are responsible for any damages or cleaning issues....

I brought my family to the cabin for our spring break and we were so pleased at the phenomenal accommodations and the amenities that were included with it. The location was unbelievable, close to the Big Bear village, hiking trails and scenic views. Our host, Mike, was with us every step of the way providing updated information on weather and all the services and experiences of the location. I would, most definitely, rent from Mike again. This cabin will become a yearly destination for us. We look forward to our next trip there.

Mikes place was great. We had the storm come down friday on our way up so it was a little hectic( 6 hour drive) when its usually 2 1/2 but he understood and even offered a late check out. appreciated that. I think my only feedback would be... since we have to leave the dishes dry and put away before we leave. I think making sure you dont put them in soo late when staying there. The cleaning crew arrived as we were drying our last dishes and putting them away. But even then, they were very nice and understanding. even thankful! beautiful place! would definitely stay again! already looking for next year!
