Hey I'm Mike I co-host 10 cabins in Big bear and own 2 others! In 2014 I decided to buy a home in Big Bear to use for myself and to share with others. Because of my love for Big Bear and the homes I manage and the renters staying in them, In the last 3 years that has blown up to me now owning 2 cabins, Milo Bear and Roni's Retreat and managing 10 others all around Big Bear Lake. I love the Red Sox, Hartford Whalers (Still miss them) and rescuing animals. I was looking for the perfect getaway home in the mountains and found Milo Bear cabin (named after my cat who passed away a few years ago) and in 2107 I bought Roni's Retreat (Named after Milo's sister who passed away a few years ago as well.) I want to provide great, clean no hassle vacation get aways where they can bring all members of their family. (Dogs always welcome and no charge) I am hoping to travel more so am willing to talk housing exchanges as well.Location

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 45 days prior to the arrival date of the reservation. For cancellations made within 45 days prior to the arrival date, no refund will be issued.
Our cabin is located in a nice and quiet neighborhood. We are not looking to rent this out as a "party house" therefore we do limit renters to over 25 years of age. There are other places in Moonridge and Big Bear for that type of getaway. While we want you to enjoy your time here, the official quiet hours of Big Bear Lake are 10 p.m. to 6 a.m. Please keep noise to a minimum outside after 10pm. If you use the spa after 10pm- no talking, no music is allowed. (Sorry, Big Bear city rules) If Big Bear Lake Code Enforcement Department is called on you for violations of quiet hours, too many people, too many cars or any other violations, you will be responsible for the fine which start at $150. If Code enforcement is called a second time, you will be kicked out of the home with no refund. Check in is after 3pm Check out is 11am- if you stay past 11am without permission, my cleaners charge me and so I must charge you $100. If you stay past 11:30am you will be charged for the entire next night stay as well. (without being able to stay) The main renter must be at least 25 years old. The following is what I will send you in a rental agreement and you agree to when renting: PETS are permitted in rental units only with prior approval. Pet owners are responsible for cleaning up any/all pet refuse and hair. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival if not already on meds. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for illness or injury that humans or pets may incur while on the premises. dogs may NOT be left outside alone, this is the mountains and there are wild animals such as coyotes and bears – so we are adamant, never leave the dog unattended outside for long periods of time and ALWAYS walk your dog on a leash. This is important for the protection of your pet. Coyotes are indigenous to the area around Big Bear Lake. It is recommended that you be very vigilant when walking your dog from dusk to dawn. Coyotes are primarily active at night, but are also spotted during the day. Dusk is particularly active time for them. They also often travel in packs and although they rarely attack a dog on leash, it has happened. The best prevention is to keep your dog on a leash, close to you and be aware of your surroundings. We are not responsible for any injuries to any of your pets caused by wild animals, nor are we responsible for any pet allergies you may experience due to pets previously staying in home. As set forth above, please be aware that there are many wild animals in Big Bear such as raccoons, lizards and ground squirrels. Please be respectful of them and do your best to be sure your pet does not attack these animals. AT CHECK IN: The cabin is professionally cleaned the morning of your stay. All linens are washed, beds made dishes put away, bathroom, kitchen and spa are sanitized...etc.. Upon check in please do a look around to make sure everything is to your satisfaction and nothing is dirty or broken. This includes the spa and the washing machine. If there is an issue please report it to me within the first 2 hours of check-in with pictures so you are not responsible for anything such as broken items or dirty spa. This is a NON SMOKING unit. There will be a $300 charge if you smoke in the house. If you smoke on the deck please dispose of your cigarette properly. Big Bear is a fire zone so never throw your butts over the deck or into the bushes. And please try to avoid smoking right by the cabin itself especially if the windows are open. Due to fire hazards, Lighted candles are NOT allowed. BUT I do provide many battery operated candles thru-out the cabin. Main renter must be 25 or over and provide ID with this agreement. This is quiet private residential area of Big Bear Lake with many full time residents. According to Big Bear Lake rules, quiet hour are from 10pm-6am, so please respectful of our neighbors. DAMAGE: Renters shall pay a $300 deposit. Renter will be completely responsible for any and all damage to the home or property caused by Renters, whether accidental or due to Renters negligence. However, Renters understand that the rental includes an accidental damage rental policy providing up to $1 million in accidental damage protection provided by AirBnB provided Renters notify the owner and assist the owner in making a claim. Renters understand that Renters are responsible for damage beyond the coverage provided by the accidental damage insurance. Renters are also responsible for damage that would have been covered by the accidental damage insurance if Guests fail to advise the Owner of the damage and provide the necessary information that would allow the Owner to file a claim against the policy. DISHES: We ask that you clean all soiled dishes and put back in cabinet before checkout. If you leave dishes uncleaned and not put away you may be charged an additional fee (charged to me by my cleaners) that would come out of your deposit. CANCELLATIONS: 30 day notice is required for cancellation. Cancellations that are made more than 30 days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent. Big Bear is in the mountains and sometimes bugs get into the cabin: ants, spiders- etc. Due to the nature of Big Bear, finding bugs in the cabin or on the deck is not grounds for cancellation. We of course will send out someone immediately if there are any issues. INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate. NO DAILY HOUSEKEEPING SERVICE: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. PARKING: Parking is limited to 2 vehicles. Vehicles are to be parked in designated parking areas only. There MAY be extra parking on the side of the street next to the house on a first come first serve basis. You cannot park on the side if it snows. Please keep vehicles locked at all times. There is a slight bump from the road leading to the driveway this is so when it rains the deck does not get flooded. If you have a low profile car, try to enter and leave as close to the left side (When facing the end of the parking deck) as possible to avoid scraping the bottom of your car. We are not responsible for stolen items or damage to your car. WOOD STOVE/ FIREPLACE – The Wood stove gets very hot to the touch as it is meant to heat the entire house please use caution. Also be sure to open the flue by turning it parallel with the pipe it is attached to. Use only wood. Do not use duraflame or charcoal or anything other than wood. WATER AND TOILETS –Please DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products or any other foreign objects have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200). STORM POLICY/ ROAD/ICE CONDITIONS: No refunds will be given for storms. Mountain roads can be curvy and steep. The roads are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. Big Bear requires you to carry tire chains in your car during the winter months. We .recommend buying them before coming (as it’s much cheaper outside of Big Bear) We do not refund due to road conditions. The deck can get slippery due to water from the hot tub as well as dew. Please be careful while walking on it. The hardwood floor inside also can be slippery, we recommend bringing rubber soul slippers. When it snows more than 4” we do have a plow service that comes out that takes care of the driveway as well as a path to the deck, and cleans off the spa. There is also a shovel and melting salts for you to use. TRAVEL INSURANCE: We highly recommend all guests purchase travel insurance. This unit is privately owned; the management company, the co-host and the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
