Fantastic Large Cabin that sleeps 16. Some of the best views in Big Bear with panorama views of Bear Mountain Ski Resort so close you can touch it. We not only the breath taking views but it also has the following: gourmet kitchen, wine fridge, hot tub, pool table, shuffle board table, fireplaces, gourmet kitchen, plenty of living room space for entertaining and of course the views!

Grey Wolf features a flat driveway that can fit 4 cars in tandem (2+2) reverse floor plan and spacious great room with cathedral knotty pine ceilings, floor to ceiling windows, natural stone wood burning fireplace, two seating areas, cable TV, and brand new furnishings. The room transitions to the kitchen through the dining area. The kitchen is a home chef's dream with two sinks, double oven, large gas cook top, wine fridge, dishwasher and huge refrigerator. A coffee maker will make your mornings easier. The gorgeous slab granite counters provides ample work space as well as additional seating.

The deck will be the highlight of your stay with amazing views, a hot tub and table and chairs for lounging in the fresh mountain air. For dinner, grill on the propane barbecue.

The entry level has a half bathroom and front loading washer and dryer, convenient for longer stays. The first master suite is also on this level and has a king bed and private full bathroom with jet tub, shower and double sinks.

For an evening of entertainment, head down to the lower level and play pool or shuffle board. Warm up by the gas fireplace, watch TV or prepare a cocktail at the wet bar. Yes, a wet bar! Down the hall is a full bathroom and three more bedrooms. The second master suite has a king bed, full bathroom with jet tub and double sinks. The third bedroom has a queen bed, and the fourth bedroom has two twin over twin bunks. There are also four twin roll-away beds for flexible sleeping arrangements, as well as a futon.

Due to the original nature of the house, the stairs inside to get to the upstairs bedrooms are steeper than normal and the bathroom is a little smaller than you may be used to.

Hey I'm Mike I co-host 10 cabins in Big bear and own 2 others! In 2014 I decided to buy a home in Big Bear to use for myself and to share with others. Because of my love for Big Bear and the homes I manage and the renters staying in them, In the last 3 years that has blown up to me now owning 2 cabins, Milo Bear and Roni's Retreat and managing 10 others all around Big Bear Lake. I love the Red Sox, Hartford Whalers (Still miss them) and rescuing animals. I was looking for the perfect getaway home in the mountains and found Milo Bear cabin (named after my cat who passed away a few years ago) and in 2107 I bought Roni's Retreat (Named after Milo's sister who passed away a few years ago as well.) I want to provide great, clean no hassle vacation get aways where they can bring all members of their family. (Dogs always welcome and no charge) I am hoping to travel more so am willing to talk housing exchanges as well.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 45 days prior to the arrival date of the reservation. For cancellations made within 45 days prior to the arrival date, no refund will be issued.

You can easily make payment with any major credit card or thru the secure Stripe payment system or (Hidden by Airbnb) . Roni's Retreat is located in a nice and quiet neighborhood. We are not looking to rent this out as a "party house" therefore we do limit renters to over 25 years of age. There are other places in Moonridge and Big Bear for that type of getaway. While we want you to enjoy your time here, the official quiet hours of Big Bear Lake are 10 p.m. to 6 a.m. You may use the spa after 10 p.m. but shhh... :) Check in/ Check out times: Check-Out Time: Before 11 AM Check In Time: After 3pm Very important: Due to complaints, respect for our neighbors and Bear Lake rules : if you are found to have more cars or people then the legal limit listed above we have the right and will immediately cancel your rental and you will receive no money back. In consideration of the rent received and the mutual promises contained herein, Owner of the Rental Property does hereby lease and rent to Guest(s) such Rental Property under the following terms and conditions: The signatory/ main renter on the rental agreement and all friends must be at least 25 years old and will be asked to provide ID at check In. Families with minor children are allowed as long as the main renter is 25 and a legal guardian. The signatory is the main renter and is required to be staying at this cabin. They may not sublet to anyone else. This is quiet private residential area of Big Bear Lake with many full time residents. According to Big Bear Lake rules, quiet hours are from 10pm-6am, so please respectful of our neighbors. If the police are called and a fine is levied for noise, it will be your responsibility to pay it and you could be kicked out before your rental is up with no money back. CANCELLATIONS: This cancellation policy supersedes any other policy contained on any other portal (AirBnb, (Hidden by Airbnb) , etc..) or website. 30 days notice is required for cancellation. Cancellations received more than 30 days prior to the arrival date will be honored without penalty. Cancellations or changes to reservations that result in a stay shorter than the one originally reserved and which are received less than 30 days before the first reserved date will result in forfeiture of any advance payment and/or reservation deposit made. Further, in the event that the portal with whom the original booking was placed will not release these deposits to us, we are entitled to obtain them directly from you. In no event does cancellation or early departure entitle you to any refund of rent. If the portal you booked with has a different cancellation policy than ours and you want us to honor that policy, you have 24 hour to notify us of this request. We provide no guarantees that we will be able to honor a different cancellation policy, but we will try to accommodate such requests whenever possible. GARBAGE: Due to Big Bear laws, renters are responsible for disposing of any and all trash and debris accumulated during their stay. Big Bear Lake requires all renters to dispose of all debris and rubbish at (Phone number hidden by Airbnb) Garstin Drive, Big Bear Lake OR (Phone number hidden by Airbnb) Big Bear Boulevard, Big Bear Lake, CA (Phone number hidden by Airbnb) The facility requires you to separate recycling and cardboard boxes from trash. There will be a $25 charge if trash is not properly removed from the property and taken to this site. If you leave your trash, you will be charged $50 up to 5 bags, $75 from 6 to10 bags and over 10 bags $100 CHECK IN: The home and spa are professionally cleaned the morning of your stay. All linens washed, beds made, dishes and kitchen supplies put away, bathroom, kitchen and spa sanitized...etc.. Upon check in please do a look around to make sure everything is to your satisfaction and nothing is dirty or broken. This includes the spa and the washing machine. If there is an issue please text me at (Phone number hidden by Airbnb) within the first 2 hours of check-in with photos so you are not responsible for anything such as broken items or dirty spa. CHECK OUT: Unless you have obtained, in writing, approval for a later checkout, checkout time is based on the peak and off peak seasons as outlined at the top. If you stay on the property later than check out and are not pre approved to do so, you will be charged an additional $25 for the first 15 min over $50 after 30 min and then an entire night rate after that. Our cleaners are scheduled to arrive promptly at the time of check-out and will charge us if the property is not vacated and ready for cleaning, so we have no choice but to pass the cost on to the renters if they are late checking out. This is a NON-SMOKING unit. There will be a $300 charge if you smoke in or around the house. This includes the use of cigarettes, cigars, pipes, medical marijuana, weed and vapes or any other item that emits smoke or vapor of any kind. If you smoke on the deck and the smoke gets into the house you could also be charged. We ask that you do not smoke anywhere near the cabin. In addition, please be aware that Big Bear is in a fire danger zone so never throw any smoking materials over the deck or into the bushes. Also, due to fire hazard, lighted candles are NOT allowed anywhere on the Property. FIRES: Due to fire danger, and the law in Big Bear, You are not allowed to light a fire of any kind outside, this includes wood burning firepits and wood burning bonfires. If caught there is an automatic $300 fine and possible expulsion and loss of rental PETS are permitted in rental units only with prior approval. Pet owners are responsible for cleaning up any/all pet refuse and hair. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival if not already on meds. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for illness or injury that humans or pets may incur while on the premises. dogs may NOT be left outside alone, this is the mountains and there are wild animals such as coyotes and bears – so we are adamant, never leave the dog unattended outside for long periods of time and ALWAYS walk your dog on a leash. This is important for the protection of your pet. Coyotes are indigenous to the area around Big Bear Lake. It is recommended that you be very vigilant when walking your dog from dusk to dawn. Coyotes are primarily active at night, but are also spotted during the day. Dusk is particularly active time for them. They also often travel in packs and although they rarely attack a dog on leash, it has happened. The best prevention is to keep your dog on a leash, close to you and be aware of your surroundings. We are not responsible for any injuries to any of your pets caused by wild animals, nor are we responsible for any pet allergies you may experience due to pets previously staying in home. As set forth above, please be aware that there are many wild animals in Big Bear such as raccoons, lizards and ground squirrels. Please be respectful of them and do your best to be sure your pet does not attack these animals. DAMAGE: You will be completely responsible for any and all damage equal to or above the damage deposit whether accidental or due to renters negligence. If damage deposit cannot be collected on the portal the renter booked, the remaining will be collected thru this agreement. DISHES: Please clean all soiled dishes and put back in shelves before checkout. There is a $25 charge if dishes are not cleaned and put away at the end of your stay. This includes clean dishes left in the dishwasher. All dishes must be put away. SPA/ HOT TUB: No foreign substances are permitted in the hot tub. This includes bubble bath, bath oils, bath salts, cleaning fluids, cigarette butts and everything in between (you’d be surprised). Perfumes, lotions, deodorants, suntan lotion can disturb the PH balance of a spa so we ask that you please shower BEFORE using and we strongly recommend showering after as well due to the chlorine and other spa chemicals used to keep it sanitary. If the spa is found damaged due to foreign objects or the PH balance is off as a result of failure to follow the above rules and we are forced to drain and fill the spa- you will be charged $125. No children under the age of 12 permitted in hot tub at any time. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until you turn it on and this can take several hours to heat up. Always keep the floater in the tub as it has chemicals that keep the spa clean during your stay. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes only and are not designed to support a person or persons. If they break due to your activities, you will be charged for replacement. Remember when not using the hot tub please leave cover on and lock it. This will keep the hot tub warm and prevent anything from getting into the hot tub when not in use. Important Note When Using Hot Tub During Winter - You must clean the hot tub cover from any ice and snow before opening it. Do not use a shovel or any sharp objects to clean off ice and snow from the hot tub cover as this could damage the cover. Lifting cover with snow or ice on it can cause damage to cover which can result in up to $500 to repair. If you do break cover the hot tub cover as a result of failure to follow these rules, you will be responsible for any and all damage. Big Bear is in the mountains and sometimes bugs get into the cabin: ants, spiders- etc. Due to the nature of Big Bear, finding bugs in the cabin or on the deck is not grounds for cancellation. We of course will send out someone immediately if there are any serious issues with insects at the Property. INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate. NO DAILY HOUSEKEEPING SERVICE: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We do not permit towels or linens to be taken from the units. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. WATER AND TOILETS –Please DO NOT FLUSH anything other than toilet paper down the toilet as it will clog the septic system. No feminine products should be flushed at anytime. If it is found that feminine products or any other foreign objects have been flushed and clog the septic system, you could be charged damages of up to $200. STORM POLICY/ ROAD/ICE CONDITIONS: No refunds will be given for the inability to get to or from the Property as a result of storms. Mountain roads can be curvy and steep. Big Bear requires you to carry tire chains in your car during the winter months (Oct - Apr). In some instances, USE of TIRE CHAINS WILL BE REQUIRED by local law enforcement to get up the mountain, including 4 wheel drive vehicles. Please obtain appropriate chains for your vehicle and know how to use them. We recommend buying them before coming (as it’s much cheaper outside of Big Bear). No refunds will be issued as a result of road closures or poor road conditions. The floors inside also can be slippery, we recommend bringing rubber sole slippers. When it snows more than 4” we do have a plow service that comes out that takes care of the driveway as well as a path to the deck, and cleans off the spa. There is also a shovel and melting salts for you to use. TRAVEL INSURANCE: We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to (Website hidden by Airbnb) for details and to purchase. INOPERABLE: No refunds will be provided due to inoperable appliances, pools, hot tubs, elevators, etc. The Owner will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of god or nature. The cabin may have limited or no cellular service due to it’s location. We do not guarantee that your cell phone will work in the cabin nor will any refunds be given. LOST AND FOUND: Guest is responsible for all shipping and handling costs for any Lost and Found items that Owner is requested to return to Guest. Handling is $25 plus the cost of shipping. We mail then out once a week on Thursday. Items found and not claimed within 30 days will be disposed of at the discretion of Owner. USE AT OWN RISK: The Rental Property may offer access to recreational activities, including but not limited to swings, treehouse, backyard, decks, outdoor and indoor games. Guest fully understands and acknowledges that outdoor recreational activities have inherent risks, dangers and hazards. Participation in such activities and/or use of equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/or total paralysis, death or other ailments that could cause serious disability. Guest agrees to fully indemnify and hold harmless the Owner and any and all agents, employees, or contractors for any injury or damage caused by these activities or , whether caused by the negligence of the Owners, the negligence of the participants, the negligence of others, accidents, breaches of contract, the forces of nature or other causes foreseeable or unforeseeable. Guest hereby assume all risks and dangers and all responsibility for any losses and/or damages, whether caused in whole or in part by the negligence or other conduct of the Owners or by any other person. Guest hereby voluntarily agree to release, waive, discharge, hold harmless, defend and indemnify Owner and any and all agents, employees, or contractors from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of Rental Property facilities, equipment, or activities. Guest further assumes full responsibility for the actions of any and all persons whom he may allow to enter the property during the rental period and indemnifies Owner from any and all claims arising from such other persons. This unit is privately owned; the owner and or manager/ co-host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. I will abide by the rules and accept these rental conditions: The property I rent will be returned in the same condition in which it was rented and I will be responsible for all damage and/or loss that occurs during my rental period. I agree to hold harmless and to indemnify the Owner of the Rental Property against all loss, damage, expense and penalty on account of personal injury or property damage to the rental dwellers, the undersigned or to any minor child or children in the charge of the undersigned, howsoever rising, whether by act or acts or failure to act of the employees, owners or animals of the said company or property owners or not. I acknowledge receipt of the property in good order and condition (if found otherwise per my arrival I will contact Owner immediately) and further agree that the Owner of the Rental Property shall not be liable for consequential damages of any kind or nature from whatever cause arising, whether property or equipment is loaned or rented. I enter into agreement freely with the Owner of the Rental Property at my own risk, acknowledging the risks inherent in outdoor and river activities and assume any and all responsibility for the minor children and myself in my charge. All parties agree to and will comply with Federal, State and County pollution laws and any other applicable laws and regulations.
